Showings are going well but Settlements are only starting to increase. The properties that are priced right are getting contracts! According to the MLS we have 121 Single Family homes for sale (av price of $953,052 & av days on the market 291)  39 active condos (av price of 451,805 & av days on the mkt @ 246) and 83 Lots for sale (av price of $353,540 & av days on mkt 334). There are 12 under contract properties (3 lots, 1 share, 1 condo & 7 single family with 10 for May & 2 for June). This shows that business is picking up a little. The Spring Buyers are real happy with a good inventory from which to choose!

The number of Solds for the last 30 days is still low, but we’ve had an increase in showings – a good sign. The MLS is showing only 5 Settlements this month: 3 condos and 2 single family homes (& 2 have very disappoint-ing sold to asking price ratios & extremely long DOM – days on the market). *

This last one is not as good as it looks since it was on the market for a VERY long time @ a much higher price!

 

According to statistics, ¾ of filers get income tax refunds - & this year you’ll also be receiving the economic stimulus checks. The average amt for ’07 refund was $2,225. My suggestion is to spend it on maintenance here.

You should be spending at least $1000/yr! May is a good time for some serious home & garden care …. especially pressure cleaning & painting.
