Settlements are starting to increase. The properties that are priced right are getting contracts! The MLS presently shows 133 Single Family homes for sale (av price of $974,542 & av days on the market 278), 40 active condos (av price of $471,114 & av days on the mkt @ 257), and 81 Lots for sale (av price of $350,896 & av days on mkt 347). There are 6 under-contract properties (3 lots, 1 share SF & 2 SF for the future). The number of Solds for the last 30 days is still low, but the number of showings have increased! The MLS has: 8 Settlements in the last 30 days: 4 SFam, 2 condos, & 2 lots. All but 3 have very poor sold-to-asking price ratios & long days on the market (One is 95% Ratio, 1 is 94% & 1 is 92%...mine was 94%). For the truth, always compare original price to Sold price - NOT asking price when an offer came in after several price reductions! The code is: YR=year built, SqFt=square feet & DOM=days on market
